STEP 1: GETTING STARTED

STEP 2: PREPARING FOR A SALE

▢ We create a Schedule of Events that details what needs to be done prior to listing your home.
▢ Clean and declutter.
Try to keep decorations as neutral as possible - we want potential buyers to be able to imagine themselves in this space.
Deep clean forgotten places (baseboards, light switches, etc.)
▢ Improve curb appeal.
Maintain landscaping.
Clear out the side yard area.
Hide eyesores like trash cans and compost bins.
MARKETING & SHOWING YOUR HOME
▢ Keep your house show ready at all times
This is why we cleaned and decluttered in Step 2
▢ We’ll take care of the rest. Some of the key services we offer are:
Schedule high-quality, professional real estate photography, videography and drone for your home.
Use word of mouth to promote your listing to other local realtors to generate interest before your house even hits the market.
Advertise your listings across multiple social media platforms and advertising websites to get your listing in front of as many people as possible.
Advertise your listing on the radio, and if wanted, the Fox Morning Show
Host regular Open Houses
STEP 4: THE OFFER STAGE
CONSIDERING OFFERS
▢ All offers are worth careful consideration. We’ll help you navigate best strategies to either accept, reject or counter. Some things to consider are:
Price
Closing Date
Conditions
Buyer Deposit
Inclusions/Exclusions
▢ Once both parties are happy with the terms of the agreement, we sign the paperwork.
STEP 3: MARKETING & LISTING YOUR HOME

Don't get hung up on only the offer price!
There are many terms within an offer that should be taken into consideration.
STEP 5: THE FINAL STAGES
CONDITION PERIOD
▢ Be prepared to allow the buyer reasonable access to your home and property for them to conduct a home inspection and appraisal if needed.
▢ We will send the paperwork to your lawyer and mortgage specialist on your behalf.
▢ We will let you know when the buyer’s deposit has been submitted.
▢ Once all the conditions are fulfilled, a SOLD sign goes up!
THE HOME STRETCH
▢ There will be an appointment with your lawyer to sign closing documents.
▢ Cancel or transfer utility accounts.
Our team will send you email reminders throughout the closing process.
▢ Expect the buyer to schedule a final walkthrough.
▢ Start packing!
STEP 9: SIGN A PURCHASE SALE AGREEMENT
